We wanted to take a moment as a team and share with you a few nuggets that might help you on your next real estate transaction.  We’ve closed over 500 deals since 2003 and learn a little more with every closing. Here are a few highlights from these last two weeks:

“There are a couple key clauses in our standard contact that most agents misunderstand. HOA assessments and ‘assessments by a public body’ are two completely different things. Make sure you understand the difference and how this should be written in the contract. This can cost you BIG money if it’s wrong. 

Also, make sure you disclose everything about your property when you sell. If it is a rental property, who owns the linens? Who owns the door locks? This should all be in the contract. Items like this can be surprisingly expensive and I’ve seen big problems at the 11th hour if this isn’t all addressed properly. I have even seen buyers not close because of this.” - Craig 

“To follow up with what Craig mentioned, you can get ahead of a lot of problems by helping transaction coordinators at the time of signing marketing paperwork or a contract. If a real estate team or office has a transaction coordinator, help them out by sending all requested documents back promptly. We are very systematized and request a lot of information up front so we can stay ahead of any potential problems. This helps us market your property accurately, timely respond to buyer/agent requests for information so they can make offers and ultimately help you avoid problems later in the process.” - Lauren

“A picture is worth a thousand words is as true in real estate marketing as anywhere else.  It really is incredible to see just how many poor photos are out there of some good looking real estate. 

It may sound silly, but the little things really do matter. Simply put, a staged room photographs better than a lived-in area. Before having photos taken of your property, do a quick walk through and survey the area. Put unnecessary kitchen items under the counter -- we aren’t trying to market your dish soap. Fluff the accent pillows, straighten out the comforter, tuck away cords and move plants that have seen better days. 

These are just small things that can be all the difference in a buyer deciding to view or not view your property in person. We work only with the best vendors in order to provide quality images and 3D tours to take care of this for you if you are working with us.” - Chrystal
