When you analyze the chart above, you will see that the Aqua market behaved a little differently than the overall gulf front condo market in Panama City Beach.  The number of units for sale (Active Listings) climbed steadily early in the year but has been trending down since spiking in May.  We still aren't quite back to "normal" Aqua levels of about 9-10 units for sale at a time but certainly heading in the right direction.

The number of closings (Sold Listings) was a little higher than last year with solid closing months in June, July, August, September, November ending with a nice bump in December.  While the "Months Inventory" number is traditionally high in Aqua, in the busy closing months, it started to approach a somewhat neutral market, even ending the year in a bit of a seller's market.  Remember, 5-6 months of inventory represents a neutral market while anything higher signifies a buyer's market.  

For anyone thinking of selling, 2017 is starting off on the right foot with declining inventory and increasing sales.
