Since the beginning of the year, inventory levels (Active Listings in the chart above) had skyrocketed until the fall.  In other words, there have been more and more units for sale until August.  The number of sales (Sold Listings) has remained somewhat steady with a slight uptick towards the end of the year.  

One of the most important numbers to understand is the "Inventory at Rate of Sales" or"Months Inventory" number.  The columns show just how long it would take to sell everything that is currently for sale at the RATE that units are selling.  5-6 months of inventory signifies a neutral market.  Anything under 5 represents a seller's market while anything over 6 means a buyer's market.

Calypso hovered in a neutral market for parts of the year but spiked well into a buyer's market from July through September.  The market has dramatically improved back to a pretty neutral market for the start of 2017.
