September 2017 - Watch Craig's Comments on September Numbers
Two numbers jumped out at me in September. There were only 50 contracts written compared to 75, 63 and 69 in the previous three months. This is most likely because of the lousy weather and threat of hurricanes, but I want to keep an eye on this to be sure we aren't starting a trend. Fewer contracts mean less demand and less demand can lead to a sag in prices.
I also noticed that the asking price to sold price ratio was own one whole percentage point. This means that sellers were a little more negotiable when they were putting their contracts together. This is terribly unusual for this time of year either but is another number I am keeping an eye on. If both of these numbers continue to move down, it could be a sign that the market is softening.
