The real estate market in Splash acted almost exactly opposite of the overall PCB gulf front market (see chart above).  While the number of units for sale (Active Listings) were steadily climbing across the rest of the beach, the number of units for sale in Splash has been moving down continuously since September of 2015 with only a slight bump in September/October of 2016.

The number of sales (Sold Listings) spiked in January of 2016 and held pretty steady throughout most of the year.

The "Months Inventory" number is most compelling to understand and in Splash, is pretty telling.  5-6 months of inventory represents a pretty standard, neutral market while anything over that represents a strong buyer's market.  Except for a few months at the end of the summer, Splash has been in either a neutral market or slightly seller's market.  Owners looking to sell at the beginning of 2017 could be in a very good spot with fewer competitors on the market.
