The 2016 real estate market in Tidewater worked in many ways like 2015 and was very much UNLIKE the rest of the 2016 Panama City Beach gulf front condo market.  Inventory levels (Active listings) has been pretty steady for two years now.  While the rest of the PCB market has seen a steady increase in the number of units for sale, Tidewater has held pretty steady.

The number of sales (Sold Listings) was up and down in 2016.  Most recently, sales have been lower than they have been which has caused the "Months Inventory" number to drift higher.  Anything above 5-6 represents a pretty strong buyers market.  This number has hovered between 5 and 10 for most of 2016 so will be interesting to see how pricing is affected going into 2017.
